Are You Eligible?
- You are a first time homebuyer, which means you either have never owned or haven’t owned a house, townhome, villa or condo in the last three years, or meet HUD’s definition of first time homebuyer.
1(a). Do you qualify as a first‐time homebuyer per HUD’s definition as follows: An individual who has no ownership in a principal residence during the three year period ending on the date of a purchase of the property. This provision is limited to a spouse (if either meets the above test, they are considered first time homebuyers). A single parent who has only owned with a former spouse while married. An individual who is a displaced homemaker who has only owned with a spouse. An individual who has only owned a principal residence not permanently affixed to a permanent foundation in accordance with applicable regulations. An individual who has only owned a property that was not in compliance with state, local, or model building codes and which cannot be brought into compliance for less than the cost of constructing a permanent structure.
- Your credit is in good standing and have limited debt, meaning you haven’t had a bankruptcy in the last 3 years and your accounts are current so you can qualify for a mortgage with one of our partner lenders.
- You have savings to use towards your home purchase, our partner lenders can help with some of the costs but you will need to contribute a minimum of 1% of the sales price in the purchase transaction. For example, if the home is priced at $250,000 you would need to contribute a minimum of $2,500. Please note, the provider of certain subsidies and purchase assistance may require you to contribute a larger amount towards the purchase of your home.
- Your total pretax income for all adults in the household does not exceed 80% of Area Median Income for the total number of persons who will move into your new home! Some homes are restricted to lower household incomes based upon the funding source. All members of your household must be US citizens or permanent legal residents to benefit from the programs we work with.
